Burkely Communities Project Near Guilford College Impacted by Protest Petition

**Update – On August 20, 2013 Greensboro’s city council voted 7-2 to deny Burkely’s rezoning request.**

Burkely Communities’ proposed expansion of Hodgins Retreat Apartments adjacent to the Guilford College campus is being impacted by a protest petition. From the Greensboro News & Record article about the petition:

Hodgins Retreat Apartments on Dolley Madison Road has 36 three-bedroom units. They abut Guilford College’s football field.

A development company wants the City Council to rezone the land so it can build a third building with 64 one-bedroom units. The rezoning also would let the company convert at least 24 existing units to two-bedroom apartments.

The city received a protest petition, which means the rezoning vote needs support from seven of nine council members to pass.

Sterling Kelly, chief executive for Burkely Communities, said he has met with the neighbors, including Guilford College, a dozen times. He said he’s committed to working with them throughout the process.

Issues cited by the petitioners are storm water runoff due to the impervious surface of the proposed new parking lot and increased traffic from the additional housing units. Kelly addressed those in the article, stating that Burkely will be building a bioretention site for the new building and that the company will work with neighbors to get improved traffic signals at the closest intersection. He also pointed out that the city traffic department didn’t consider the potential additional traffic enough to even warrant a traffic impact study.

Greensboro City Council will be addressing the issue at tonight’s (8/20/2013) meeting.
